140 Broadway, previously known as the Marine Midland Building or the HSBC Bank Building, is a 51-story office tower designed in the International Style. Situated on the eastern side of Broadway, it occupies the area between Cedar and Liberty Streets within Manhattan's Financial District in New York City. The renowned architect Gordon Bunshaft, from the Skidmore, Owings & Merrill firm, was responsible for its design. The building features a predominantly sleek black exterior on a trapezoidal parcel of land. It stands at approximately 688 feet (210 meters) in height and offers around 1.17 million square feet (about 109,000 square meters) of rentable space. What sets it apart is the iconic sculpture at its entrance, Isamu Noguchi's Cube.
Erwin S. Wolfson, the developer, acquired the property through multiple transactions spanning from 1952 to 1961. Originally, there were plans for a 36-story structure, but following Wolfson's passing, the architects altered their designs to create a 51-story tower. This new design only utilized two-fifths of the block and adhered to the regulations outlined in the 1961 Zoning Resolution. Construction of the building took place from late 1964 to 1967 and was initially recognized for its primary tenant, the Marine Midland Corporation (later part of HSBC). Many of the early occupants had ties to the financial sector, including banks and accounting firms. In 1998, Silverstein Properties purchased the building and embarked on a significant renovation project.
140 Broadway is comprised of 51 stories and stands at a height of either 677 feet (206 meters) or 688 feet (210 meters). Each floor offers approximately 21,000 to 24,000 square feet (2,000 to 2,200 square meters), resulting in a total of 1.2 million square feet (110,000 square meters) of space. The building's frame weighs 14,000 short tons (12,000 long tons; 13,000 metric tons). Thanks to its remarkable energy efficiency, 140 Broadway has earned certification from the U.S. Green Building Council as a Leadership in Energy and Environmental Design Gold structure.
